HERE'S HOW IT WORKS
1. Assess
We will assess the performance of each individual property and the portfolio as a whole, and then provide you with an Initial Desktop Appraisal.
2. IDENTIFY
We will identify areas that could be improved and then recommend the best course of action to maximise your investment. If required, we will also introduce you to a specialist mortgage broker, an open market agent, an auction sales agent or a lettings agent.
3. APPRAISE
We will provide an appraisal for the full portfolio and a valuation with a recommended asking price for the purpose of sale.
4. SOURCE
We will source qualified and trusted buyers for your portfolio and broker the price negotiation for the agreed-upon sale. All negotiations are done off-market, discreetly and confidentially.
5. NURTURE
We will provide photographs, video walkthroughs and accompanied viewings where applicable, and offer periodic updates and communication throughout the conveyancing process to ensure a smooth sales transaction.

How long will it take to sell my portfolio?
There are a number of factors that will affect the timescale of a sale and from a Conveyancing and Lending perspective, they are more complex transactions than single units.
We always ask for a 3 month exclusivity period to allow us a fair chance to secure a buyer however we usually get you an offer within a few weeks.
Cash buyers can complete in as quick as 2 weeks from an accepted offer however if lending is involved this can take at least 3-4 months due to the amount of work involved.
How much will it cost to sell my portfolio?
We charge a seller fee of 1.5%+VAT (subject to a minimum of £5,000).
Who will buy my portfolio?
Your portfolio will be introduced to tried and tested investors on our database whose search criteria match the features offered by your properties. Your buyer will be pre-qualified as much as possible to ensure they are suitable and well prepared to purchase your portfolio. This includes introductions to our trusted partners such as Solicitors, Lettings Agents and Mortgage Brokers where required.
Do I need to have Home Reports for all the properties in my portfolio?
No, as this is an off-market portfolio sale, there is no requirement for Home Reports to be carried out and therefore a significant saving on the cost of selling. However, all properties must have an EPC Report, which is valid for 10 years.
We sometimes recommend a Desktop Valuation from a surveyor but this is considered on a case-by-case basis and we can assist with having this arranged.
What if I change my mind and decide not to sell?
Whilst we do not charge an upfront fee on the sale of your portfolio, if you change your mind after instructing us to sell and within the 3 month exclusivity period, there will be an administration charge calculated at 10% of the selling fee based on the asking price.
If you make this decision to withdraw after we have found you a buyer, a formal offer has been accepted and the conveyancing process has begun, you will be charged the selling fee in full.
There are aspects of improvements I want to make to my properties or portfolio before selling, can you help me with this?
We work with trusted trades across the whole of Scotland and can introduce you to appropriate companies depending on what work you require. We also partner with Estate Agents and Auctioneers if there are individual properties which would be better placed on the open market and Mortgage Brokers if there are areas where we would advise holding the properties and refinancing.
This would all be discussed during the analysis process and addressed prior to instructing us to sell.
