The first thing we do is arrange an introduction call to thoroughly understand your requirements and establish anything that we recommend you do before we can introduce you to a portfolio.

During this call, we will ensure you have a Mortgage Broker in place if required and a Scottish-based Solicitor to handle your offer and the conveyancing process.

We also discuss the criteria of your purchase such as area, expected yield, expected discounts, buying strategy, property type and the number of properties.

The more detailed information you can provide, the better chance we have of matching you to a suitable purchase.

We charge a buyer fee of 1.5%+VAT (subject to a minimum of £5,000).

Where possible, we will have visited the properties and can provide photos and video walkthroughs which will be sent to you as part of your due diligence. In most cases, sellers will be happy for you to view the properties but usually only after acceptance of a formal offer.

Access arrangements differ with every purchasing opportunity, we do our utmost to ensure you have everything you require in order to make an informed decision.

Of course, we work with a number of investors from across the world and we can ensure your purchase is completed efficiently in a completely hands-off process.

If required, we can refer you to partner companies who can handle every aspect of the purchase including Solicitors, Mortgage Brokers, Builders, Developers and Lettings Agents.

We supply any potential buyer with as much information as we can on any potential portfolio purchase and it is then your responsibility to carry out your own due diligence prior to instructing a solicitor to present a formal offer.

We offer a period of 3 weeks from acceptance of a formal offer for your solicitor to carry out their initial due diligence, if you withdraw within this period, no fees are payable.

If you make the decision to withdraw after this initial 3-week period, the buyer fee is required to be paid in full.

This would all be discussed during the analysis process and addressed prior to instructing us to sell.
